异乡霓虹，抵不过家乡明灯一盏。时常萦绕的乡愁让越来越多的江门侨胞决定返乡置业，在家乡留下情感寄托。

前不久，在国外做生意的江门人吴晓与其他8位侨胞同伴回到江门祭祖探亲。“我们祖籍都是恩平的，又在同一个地方做生意，彼此关系比较好，于是约定回乡祭祖探亲。”吴晓说。

回乡间隙，吴晓等人相约来到江门市区与老朋友叙旧，发现江门变化很大，加上朋友极力推荐其在江门购房置业，于是产生了购房的想法。负责接待吴晓等人的销售员马先生告诉笔者，几位华侨华人效率很高，当天看房当天就办完购房手续，他们买下的均是150平方米的大户型，9套房都在同一栋楼。

侨胞购房热正成为本地楼市的一种新现象。根据江门市住房和城乡建设局提供的数据显示，江门市境外人士购房比例从2021年的3%提升至2023年的7%。

祖籍新会的加拿大华侨黄女士逢年过节总会探望父母。“之前住在娘家或者酒店，时间久了，心里总是不得劲，所以萌发了买房的想法，大家都很开心，觉得相较于国外的房子空间大，住得舒服。”黄女士说。

2023年11月，第十届世界台山宁阳会馆联谊大会在台山举办，不少侨胞和港澳同胞便趁此机会购房置业。据统计，大会召开前后，侨胞和港澳同胞购房达100多套、1.1万平方米，成交金额约8800万元。

五邑大学教授刘志坚表示，深中通道、黄茅海大桥相继通车，粤港澳大湾区城市“一体化”“同城化”加速；同时，随着GDP突破4000亿元大关、新会区成为首个千亿元GDP强区，江门的经济发展不断取得骄人成果，境外人士对大湾区和江门的未来充满信心，所以积极回来投资置业。

美智地产市场研究中心总监张镇兰也同样表示，随着江门的城市面貌、人居环境不断升级，加上江门地理位置优越、交通便捷，吸引了众多侨胞回乡购房，同时购房也成为他们表达情感的一种方式，也是他们与家人团聚、享受家乡生活的重要载体。

江门市侨务局、江门市侨联、江门市住房和城乡建设局针对侨胞客户提供专门的咨询和服务窗口，为他们提供政策解读、购房指导等服务，帮助他们更好地了解市场信息和购房流程，还可针对性实施补贴或贷款优惠，降低购房成本。

银行方面，工商银行江门分行、中国银行江门分行为境外来江人士提供“现钞支付、境外银行卡受理、移动支付、账户服务、数字人民币”五大支付服务，并推出优化华侨华人、外籍来江人员支付服务的便利化措施。工商银行江门分行实现港澳居民跨境按揭贷款和跨境人民币、外币资金购房。

Some people say that no matter how far you go, your hometown is always the most beautiful place in your heart. Not long ago, nine overseas Chinese, whose ancestral home is in Jiangmen City, formed a group to visit their hometowns, with each of them purchasing a property. This news has garnered widespread attention. If the moonlight of a distant land illuminates the dream, then the yearning of hometown will light up the way home, guiding the overseas Chinese back to their roots.

Beyond the sentiments and reflections of overseas Chinese, more importantly, the hardware and software infrastructure of Jiangmen City, the capital of overseas Chinese, has improved significantly. As a famous hometown of overseas Chinese, Jiangmen City has more than 5.3 million compatriots from Hong Kong, Macao, Taiwan, and overseas Chinese in more than 140 countries and regions, many of whom are celebrities and elites in local government, businesses, and academic circles, with some serving as presidents, vice presidents, and other important positions in the overseas Chinese associations. Flashing neon lights in a foreign land is not as drawing as a bright light from the hometown. The homesickness drove more and more overseas Chinese from Jiangmen City to return home and build emotional bonds with their hometown.

Not long ago, Wu Xiao, a Jiangmen native doing business abroad and eight other overseas Chinese companions returned to Jiangmen City to visit their ancestors and relatives. “Our ancestral homes are in Enping, and we do business in the same place, and we have a close relationship, so we agreed to return to our hometown to visit our ancestors,” Wu Xiao said.

During their visit, Wu Xiao and others came to Jiangmen City to catch up with old friends and found significant changes in Jiangmen City. All their friends strongly recommend them buying a house in Jiangmen City, so the idea of buying a house arose. Mr. Ma, who was responsible for the reception of Wu Xiao and others, told the author that the property deals with several overseas Chinese and ethnic Chinese were very efficient, with the purchase procedures completed on the same day they saw the house. The house-purchasing boom among overseas Chinese is becoming a new phenomenon in the local property market. According to data provided by the Jiangmen City Department of Housing and Urban Rural Development, the proportion of non-local residents purchasing houses increased from 3% in 2021 to 7% in 2023.

Ms. Huang, an overseas Chinese in Canada with ancestral home in Xinhui visits her parents every year. “I used to live in my mother’s house or in a hotel when I came back, but it always felt like something was missing. Then the idea of buying a house came up, and everyone is very happy about it. It’s more spacious and comfortable compared with houses we live abroad,” Ms. Huang said.

In November 2023, the 10th World Taishan Ningyang Association Friendship Conference was held in Taishan, and many compatriots from Hong Kong, Macao, Taiwan, and overseas Chinese took this opportunity to buy houses. According to statistics, before and after the conference, compatriots from Hong Kong, Macao, Taiwan, and overseas Chinese bought more than 100 sets, 11,000 square meters, and the transaction amount was about 88 million yuan.

In terms of banking services, the Jiangmen City Branch of the Industrial and Commercial Bank of China and the Jiangmen City Branch of the Bank of China provide five payment options for overseas visitors, including “cash payment, overseas bank card acceptance, mobile payment, account service, and digital RMB”, and introduce facilitation measures to optimize payment services for overseas Chinese, ethnic Chinese, and foreigners.
